Studio apartments for 2 persons with:
1) Bedroom with either double bed (queen size/king size) or twin beds. All beds are North
European measures (200 cm long). Possibility of a 3rd person sleeping on sofa bed. Sofa
(upstairs apartments) or armchair (downstairs apartments).
2) Kitchen with 4 hub burner, refrigerator and dining cutlery/service for 4 persons. Seating for
2 persons inside as well as for 2 persons outside (on the terrace).
3) En-suite bathroom with shower niche, toilet, sink and wooden furniture.
4) Large terrace (15-20 m2) in front of all apartments with wooden table/chairs, relaxing sun
chairs and views over the Guadalhorce lake.

lakes there are unlimited possibilities for walking. There are marked routes as well as lots of
track roads without traffic.
2) Rock climbing: The Deplomilandia climbing area is just 200 meters away. And one of the
best climbing areas in Europe,
3) Kayaking: Kayaks and water bikes/pedalos can be rented by the lakes.
4) Cycling/biking: Lots of small and curvy mountain roads with limited traffic in the area for
road cycling. And lots of track roads/paths in the mountains for mountain biking.
5) Swimming/bathing: 150 meters to big lake (12 km long, 600 meters wide) for swimming
and with easy access.
6) Arch shooting, quad-biking, horse riding, rappelling, speleology and lots of other possible
activities nearby.

Further Income Potential
1) The 3-4 closed months could be opened up for business, so that the rental income may increase.
2) The Dutch, Danish and German markets are very well served, but many other markets, especially
the UK, Polish and Spanish markets could still be developed, increasing the rental income.
3) The rock climbing segment has great potential and could be developed much further, especially
from October to April.
4) The possible expansion of the number of apartments (described below) would make basis for
further rental income.
5) Sales of activities, e.g. climbing, paragliding, guided tours, quad biking, jeep excursions, etc.

4) Heating: Central heating running on propane gas (from newly installed underground gas
deposit). 3 of the apartments have under-floor heating and all 6 have heated towel rails.

5) Fire: 20 fire extinguishers located and correctly signed in all required places.
6) Wheel chair ramp, emergency lights and all other legal requirements in place.

Land
50.000 m2 of land (5 hectares) located in a natural setting with government land all around it. Both
the government land and our land is wild grown and form part of the natural setting between the
mountains and the lake. Not a house in sight - and no risk of any houses being build.
The plot contains:
1) 3 almond groves (more than 100 organic almond threes)
2) A wide selection of other trees (including fruit trees)
3) Parking for 8 cars
4) A riding field and fencing
5) A common area with wooden sun loungers

Regulation
The area is protected nature, meaning that no buildings will ever appear within sight, except for a
camping site that is planned on the other side of the lake, but not being build. Construction is
therefore limited to the existing buildings, which luckily have lots of potential. The municipality of
Antequera has lowered the classification of the plot, meaning that permissions may pass easier now.

Potentials
1) The apartment building consist of 6 apartments, each of which are prepared to be divided
into 2 apartments (division walls exists, 2 separate electrical circuits, 2 entrance doors,
separated terrace). With an extension of the building (within the constructed area on the
plot) the apartment building could be made into 12 apartments.
2) The ruin has a constructed area of 180 m2 within the constructed area of the plot. This
means that a new building could potentially be build here.

Existing bookings
It is a condition of the sale that existing bookings are honoured by the buyer so that all planned
stays can take place. All deposits remains with vendor. Rest payments for bookings with arrival
date after take-over are transferred to the buyer when received.

Furniture
All furniture and equipment in the apartments is included, except the private paintings on the walls.
Furniture in the private house is not included.

Inventory
Towels, linen, spare utensils, spare parts and other things intended for the business is included.
Washing machine, solar panels, batteries, generators and other business related inventory is
